Ceiling Repairs & Sagging Ceilings

The list on the right are all signs that the plasterboard sheets on your ceiling are starting to sag and will get worse over time if not addressed.

Once a ceiling starts to fail it is only a matter of time before the whole thing will come down if nothing is done so it’s better to address it sooner rather than later if you notice any of the tell-tale signs.

  • Can you see ‘popped’ screws or nails in the ceiling?
  • Are the joints in the ceiling more noticeable than they used to be?
  • Is there a section of ceiling that has fallen down, especially in the garage?
  • Are there cracks in the ceiling or cornice?
  • Does the ceiling move up if you push on it?

The Causes

Ceiling plasterboard sheets start sagging because the fixings (glue and nails/csrews) holding the sheets in place are failing and can no longer support the weight of the ceiling. The are 2 main reasons for this.

  • Moisture

    Plasterboard is made of paper and chalk-like gypsum and can’t handle any moisture or water without weakening. If there is a leak in the roof or if there is excess condensation from the roof space it will weaken the plasterboard and the fixings will no longer be effective.

  • Poor Installation
    More and more we are finding ceilings failing due to poor initial workmanship with no evidence of water damage. We believe this is due to inexperienced teams installing the plasterboard incorrectly on project home sites. Unfortunately, there is no way of knowing if a ceiling has been properly installed except to wait and see if it stands the test of time.

The Solution

There are 2 ways to fix a ceiling once it’s started sagging depending on how bad the ceiling is;

  • Rescrew the existing plasterboard/gyprock (only possible if caught early)

    -Rescrew the entire ceiling at 300mm centres, set the screws and skim coat the existing joints if required

    -Rescrew the entire ceiling at 300mm centres

    -Set the screw holes

    -Skim coat the existing joints if required

    -Sand ready for painting

    Benefits of this option are that its cheaper, less messy and can leave existing insulation in place

  • Remove and replace the entire ceiling
    – Remove existing ceiling
    – Remove glue and screws from framing timbers
    – Install new plasterboard to ceiling
    – Set joints
    – Sand ready for painting
    – Replace cornice if required

    Benefits of this option are that you have a brand new ceiling in perfect condition, insulation can be added if needed.

    Sometimes this is the only option due to the condition of the existing ceiling.

A ceiling can be sagging quite a lot before it becomes noticeable. It usually becomes an issue when it gets so bad that a section drops completely or when a property is sold and a building inspector notices a problem in while in the roof

We believe that a lot of plasterboard ceilings won’t last as long as the rest of the house so it will be an issue that most people will have to deal with at some stage as homeowners.

The sooner you can have any issues addressed the cheaper and less disruptive it is likely to be.
